
Frozen pipe burst dried in a mudroom
The problem: A supply line running through an exterior garage wall froze during a single-digit night off Meadows Parkway, split, and flooded the mudroom and part of the garage the moment it thawed the next morning.
What we did: We shut the water at the main, extracted the standing water, opened the wet wall base to release trapped moisture, and set air movers and a dehumidifier, tracking readings daily until the framing and drywall read dry.
Equipment: A truck-mounted extractor, air movers, a low-grain refrigerant dehumidifier, and a moisture meter for daily readings.
Outcome: The mudroom dried in four days with no mold, the homeowner's plumber replaced the split section, and the loss was fully documented for the claim.
